The real question isn't price. The real question is: why are you renting your week? What is your motivation? Trying to cover maintains fee? Hopefully no one has told you your timeshare is an investment and you can rent your weeks for a profit.
Individual owner comparables for timeshare rentals are not readily available on a national basis, however, I can share the following results of over 3,000 rentals worldwide I am personally aware of.
Timeshare rental prices range from $300 to $3,000 depending on the resort, location, amenities, unit size, season, and date. The following matrix provides a general average relationship for rentals:
High Mid Low 3 Bedrooms 1500 1300 1000 2 Bedrooms 1300 1000 700 1 Bedroom 1100 800 500 0 Bedrooms 900 600 300
General guidelines for pricing is to: double your maintenance fee and take half
the rack rate for hotels in the area. These two figures averaged will become your
target rental rate. However, supply and demand determine true marketability. Developer,
management company, and exchange company promotions within the resort or same geographical
location will also influence the ultimate rental price. Above all stay flexible in
the price and allow your rental agent to negotiate the best price for your timeshare
week. Flexible pricing and negotiation are the key elements in successful rentals.
