Although you can sell and purchase timeshares directly between principals without a license, a real estate license is required in most states for a third party to handle the transaction. An unlicensed advertising or marketing company will not and can not legally help you with negotiating the deal, opening the escrow, tracking the escrow and making sure the transaction closes according to the terms of the initial contract. ALWAYS USE A LICENSED TIMESHARE REAL ESTATE BROKER TO SELL OR PURCHASE A RESALE TIMESHARE. Since the principal and the resort can be located in different states, the following guidelines should be followed for selecting your licensed agent. 1st choice - Agent is licensed in your state and the resort is in the same state. 2nd choice - Agent is licensed in resort state. 3rd choice - Agent is licensed in your state. 4th choice - Agent is licensed in a state where a majority of the resort owners live. 5th choice - Agent is licensed in a state near the resort. 6th choice - Agent is licensed in a state located in the same regional area of your resort or your state. 7th choice - Agent is licensed in a state. In addition, your timeshare agent should co-operate with other timeshare brokers thru a broker network. To locate potential timeshare brokers; check with your local real estate brokers, local newspapers, your resort and the classified sections of major newspapers. Then ask for their information package and evaluate carefully. |
